Scoring Logic

2. Property Stewardship
- Move-out damages-1 per $100
- Negligence-5 each
3. Conduct & Compliance
- Verified complaints-10 each
- Lease violation-5
- Eviction or legal ruling-30
- Harassment / threats-50
4. Positive Factors
- 12 months clean record+2
- Positive reference+5
- Each year with no negatives+1
Example Score Outcomes
Tenant B – Good
50 -3 (late) +17 (positives) = 64 → Good Tenant

50 +39 (positives) = 89 → Excellent Tenant
System Rules
Data expiration: Negatives fade with time — minor (3y), major (5y), severe (7y+).
