The Concept

Every tenant begins at 50 points. Verified actions (positive or negative) modify this score. The result is a single, evidence-based number between 1 (High Risk) and 100 (Excellent).

Scoring Logic

1. Financial Reliability

  • Late (1–5 days)-3
  • Late (5+ days)-7
  • NSF payment-10
  • Lease break-25

2. Property Stewardship

  • Move-out damages-1 per $100
  • Negligence-5 each

3. Conduct & Compliance

  • Verified complaints-10 each
  • Lease violation-5
  • Eviction or legal ruling-30
  • Harassment / threats-50

4. Positive Factors

  • 12 months clean record+2
  • Positive reference+5
  • Each year with no negatives+1

System Rules

Data expiration: Negatives fade with time — minor (3y), major (5y), severe (7y+).
Verification: Every deduction must include verified evidence.

Fairness & Dispute Rights
